Step 2: Home

Often overlooked when selling, staging 
					your home can sell it in half the time.  Proper staging 
					creates a neutral emotion in the home that allows 
					prospective buyers to envision themselves living in the 
					home.  Many sellers move from the home prior to selling 
					leaving the home vacant.  We will explain why a vacant home 
					actually appears smaller to the eye than a furnished one and 
					why staging with existing furniture/accessories or hiring 
					one of our professional staging partners will reduce your 
					time on market and maximize your selling price.  
Step 3: Produce Virtual 
					Tour                                                             
Gone are the days when simple pictures 
					of a home are enough to sell it.  Today's savvy buyers 
					expect to see a virtual tour through the home to get a 
					better sense of the layout and flow of the interior and 
					exterior space.  Virtual tour companies charge anywhere from 
					$100 - $200 to take photos, create a virtual tour, and host 
					the virtual tour while the home is for sale.  The Duggan 
					Team provides this service free of charge.   
Step 4: Generate Marketing

Marketing your home involves 
					targeted flyers, mailers, magazine and newspaper ads, broker 
					tours, public open houses, and web based advertisement of

Step 5: Negotiating 
Offers
When you receive an offer on your home it is critical to

Step 6: 
					Inspections                                                                          

Inspections of your new home 
					include items such as the roof, termite, and chimney. We 
					also recommend going a step further and conducting a 
					complete home inspection to cover all the areas in between. 
					These inspections help you determine the condition of the 
					home before you close the deal. This give you peace of mind 
					and may allow you to ask the seller to make certain repairs, 
					depending upon the contractual agreement.
